There are a lot of things that can make a house energy efficient or "GREENSMART".  Before you start designing and building a home, the home site should be carefully evaluated to determine the optimum design and orientation for the house.  Living area’s facing North is generally the preferred option.

The design should accommodate appropriate insulation levels, moisture dynamics and aesthetics.  IT STILL HAS TO LOOK GOOD !!

Appropriate eaves, approximately 600mm wide for shading and protection of windows & doors.

Grouping of similar rooms together eg. Bedrooms.

The design should accommodate appropriate windows and doors, for example, if you love louvre windows and if your budget allows, then louvre windows are great for catching the breeze and cross flow ventilation.

Insulation plays a huge role in making your home warmer in winter and cooler in summer.  We prefer to use GREENSTUF POLYESTER INSULATION  for our wall insulation and ceilings, although with skillion style roofs we use 75mm Anticon Blanket which has a very high R rating also.  Whatever is used, it needs to comply with the Australian Building Code. 

The right insulation will increase the efficiency of your heating and cooling which in turn reduces the cost of your bills and helps the environment all at the same time. Choosing a safer high performance thermal insulation will also keep you and your family comfortable and healthy for years to come.

Greenstuf Batts is different to traditional insulation materials because it’s not made from glass and not contain nasty and dangerous chemicals.

Greenstuf is made only from safe and friendly polyester fibres – the same fibres you would find in your pillows or dooner. 



It is non flammable and meets all the relevant fire standards for BCA compliance in residential homes.

Using appropriate building materials and the cost, ease of construction and local building codes compliance should be competently evaluated.

Some energy efficient house plans are relatively simple and in-expensive to construct, while others can be extremely complex and thus, expensive. 

K J Homes can usually achieve anywhere from 8.5 to 10 star energy efficiency rating just in the design of our houses.  In Queensland you must achieve a minimum of 6 star energy rating.

Installing energy efficient lighting, eg. LED and fluro lights and putting your electricity Tariff on the most suitable for you will also help to achieve cheaper running costs.

Installing Solar PV Panels if the budget allows can dramatically reduce your power bill.

Always opt for energy efficient white goods and  appliances.

Landscaping with water wise plants, mulches and soil conditions is also very important so that you don’t need to use unnecessary water.

Installing a rain water tank and using AAA rated dual flush toilets, taps and shower heads.

In the end, your energy efficient house will provide you with superior comfort and lower running costs, not to mention a higher real estate market value.
