How do I select a good homebuilder?

In selecting a homebuilder, reputation is an important consideration.  Having a strong reputation, a long career in home building with a local presence and services that make building your home a cost effective and smooth process.  Do your research and investigate whether they have been bankrupt before or have any marks against them with the QBCC.  

You should also make sure your quote from the builder, before you sign a Residential House Build Contract, covers everything relevant to your lot and build eg. has siteworks or fill been included?  What engineering category has been allowed for ?  Are your light fittings included?

K J Homes has hundreds of plans to choose from or we can use your plans.  If you'd like to create your own custom plan with us, we can help you with this also.  


How much will building a house cost?

The cost of building a house can fluctuate, when people ask how much a square metre for a house, there are many factors that need to be considered before that question can be answered.  The final cost really comes down to your personal style, the selections you choose, design and complexities of the site.  We do not have a set price per m2.  Before starting any design work, considerable time and effort is placed preparing a design, so that we can assess if expectations and budget can be met.

There are no hidden extra’s – everything from siteworks through to light fittings is included when you build with K J Homes.


What are the steps in building a new custom home?

Choosing your New Home or Investment Property Floor Plan is obviously the first step.

Then making sure your house is going to fit on your land is the next important step. The builder will quite often visit your block to get a feel for the site and the project.  Everything we do is customised  and built to suit the site and client’s requirements and budget.

Establishing what you would like us to include in our Quote “Establishing the Basics”.

At K J Homes we think it’s important to get to know you and your likes and dislikes.  We want to be able to provide you with ideas and products that best suit your personality.  We love it when you bring magazine cutouts or pictures of homes and ideas that you like.  This helps us guide you in your selection process.  Any thoughts,  ideas and sketches you have are always welcomed.

Once we have presented an Estimate to you, if you are happy with that, we can move onto paying a small deposit and preparing the Building Specifications, Soil Tests and Engineering Reports & Bushfire Assessments (if required).  Once all this information is finalised we can give you a FIXED PRICE QUOTE.

If you are happy with our Fixed Price Quote, which I'm sure you will be as our prices are very competitive, we can prepare the Home Building Contract and get on with building your new home.


How long does it take to build a new custom home?

From the time we start building, your new home will be completed within approximately 4 to 6 months.  K J Homes give you a detailed Job Schedule showing you when certain trades and deliveries are scheduled and a Fixed Completion Date.  This way you can organize removalists etc.


Is it ok to visit my home while its under construction?

Building a new home is an exciting process.  Your safety and the safety of our contractors is our top priority.  A site visit can be scheduled with the Builder, as long as it’s safe for you to enter the property.
